Although there is no official multiple real estate listing service (MLS) in Ecuador — it only exist in the U.S. and Canada, as a matter of fact — many North American expats say one would be enormously helpful in their search for properties to buy or rent.
“To have a centralized service providing real estate listings doesn’t just save time but it provides buyers and renters with a comprehensive way to compare properties, check trends, availability and location, and to see how long a property has been on the market,” says Jonathan Mogrovejo, manager of the new website, Punto Sur Propiedades.
The site is designed for both Ecuadorians and expats and has Spanish and English language options.
“What we are trying to do is fill an information gap that currently exists for people looking to buy or rent in Ecuador,” he says.
Currently, there is no way to search listings based on map location, say Mogrovejo. “Normally, you select the city and then see a list of listings for the city, but still, you have to open each listing to see where it is located. Our website makes it easy to see where properties are in each city. In addition, the time on the market function will give buyers and idea of market conditions and provide leverage in negotiations if they decide to buy.”
Punto Sur Properties is not a real estate agent, says Mogrovejo. “We are a platform for agents who want a more sophisticated way to advertise their properties. It is for sellers who understand that providing more complete information will help them as well as the buyers.”
He adds: “Punto Sur is not supported by commissions on sales or rentals. Neither do we handle rental or sale agreements or any kind of paperwork. We do not negotiate on behalf of any client or property manager. Rather, we are a platform for advertising property that will bring better results to both buyers and sellers.”
