If you are filing for a Temporary/Permanent visa, I offer a 100% money back guarantee. That’s right. If I don’t get you your visa, you pay nothing. My name is Isabel Mosquera. I am an Ecuadorian, who studied and lived in Canada for many years. I have been a Visa Facilitator for over 7 years and have assisted more than two hundred and fifty Expats in obtaining their Visas, Temporary and Permanent, Cedulas, Translations, Health Insurance, housing and much more. These services are available as one fee package or individually. I own a car, so transportation is always included at no extra charge. Don’t worry, I can help. I offer free consultations, either by telephone, email or in person. I am at the Immigration office on a very regular basis, so I am knowledgeable about all recent changes in the law and am happy to share my knowledge with you. When a foreign citizen uses a real estate property as support for his/her temporary visa, this property immediately acquires a prohibition to sell or transfer also known as “prohibition to alienate”, this figure assures that this property will continue to serve as support for as long as the person holds the temporary visa. However, once the foreign citizen has obtained the permanent visa, he/she can request the lifting of the prohibition of alienation to sell, donate, assign or transfer the real estate in any way he/she wishes, since this prohibition will only be in force until the permanent visa is obtained.
In order to carry out the process of lifting the prohibition of alienation it will be necessary to have a “certificate of encumbrances” issued by the property registry of the city, which will later be submitted to the Ministry of Foreign Affairs and Human Mobility so that they, as an authorized Institution, review this request and once it is admitted, order by means of an official letter addressed to the property registrar, the lifting of such prohibition.
If you find yourself in need of selling a real estate property with a prohibition of alienation and you need legal assistance, contact Ulloa Zamora & Delgado Legal Solutions, where you will be assisted by attorney Lina Ulloa, a lawyer with a doctorate in law and specialist in immigration law and real estate.

Many expats living in Ecuador rely on translation apps to navigate daily life. While these tools can be helpful, there are situations where translating words is not enough.
Medical appointments, legal matters, government paperwork, banking procedures, and other important interactions often require context, clarification, and follow-up questions that technology simply cannot provide.
A facilitator does more than translate. They help ensure you understand what is being discussed, what options are available, and what steps need to be taken next.
For many expats, having someone by their side who understands both the language and the process can reduce stress and prevent costly misunderstandings.
At Expat Services Center, our Facilitator Service is designed to help expats navigate serious situations with greater confidence and clarity.

Program: Similar to what has been done in the past when we lose an expat friend. There will be refreshments and photos of Carol, our bookstore, etc. People will have an opportunity to share memories and tell stories about Carol. Someone will be available to translate.
A note from Lee Dubs …
Carol and I came to Cuenca in 2004. I tell people that we were among the first gringos in town. I had known Cuenca since my first trip in 1990 to establish an exchange program between the University of Cuenca and my college in North Carolina. One day when Carol and I were in a local bookstore, she confessed to me that she always had a dream of “owning a bookstore with a cat in the corner.”
I agreed in 2005 to give it a try, and we accepted the invitation of the owner of that bookstore to join her. A fire in the upper floors of that building forced us to move in 2007, and we resettled on Hermano Miguel and Calle Larga. I named us the Carolina Bookstore in honor of Carol. We became a gathering spot for gringos and many others. A common farewell in Cuenca was “See you at the bookstore.” Everyone knew which bookstore, which a traveler once called “the Barnes and Noble of South America.”.
As Carol’s health deteriorated, she could no longer leave our apartment and I persuaded her to sell her beloved store in 2016. It survives to this day but without the grandeur of its glory days. Carol died in her sleep on May 21st. She suffered from three major illnesses that conspired to carry her off. Her beautiful heart finally stopped.

One of the lesser-known benefits available to many qualifying residents in Ecuador is the IVA refund program.
Yet every year, many eligible expats never apply.
The reason is often not eligibility—it’s lack of information.
For newcomers to Ecuador, understanding government procedures can feel overwhelming. The IVA refund process involves specific requirements, documentation, and application steps that many people aren’t familiar with.
As a result, money that could be returned remains unclaimed.
Taking the time to understand how the process works can make a meaningful difference over time.
At Expat Services Center, we help expats understand the IVA refund process so they can make informed decisions and take advantage of benefits they may qualify for.

For many expats, setting up a new life in Ecuador means learning a completely different system for managing monthly bills.
Electricity, water, internet, telephone services, and rent may all involve different providers, payment methods, and due dates.
What starts as a simple task can quickly become a source of frustration:
– Different payment locations
– Different due dates
– Different billing formats
– Different service providers
Missing a payment doesn’t just create inconvenience—it can lead to unnecessary stress and interruptions in service.
The good news is that with the right system, managing your monthly bills can become simple and predictable.
At Expat Services Center, we help expats navigate everyday life in Ecuador, including staying organized with monthly payments and essential services.

Last Friday, the brand-new oven at D’Ellas Bakery, the one you helped us purchase, exploded. Two of our beloved women entrepreneurs were burned and injured. They are safe, resting at home. But the first thing they asked was: “Will the bakery be okay?”
These are not just bakers. They are mothers, survivors, women who came to D’Ellas to reclaim their dignity and their future. Today they rest, but they worry. About their salary. About the bakery they built with their own hands.
We can’t continue in our current space. We need to rebuild. And to rebuild, we need sales.
We are not asking for donations. We are asking for your orders.
Every order goes directly to our women’s salaries and to restoring our bakery. While they heal, the entire Hearts of Gold Foundation team is baking every loaf with their hands and their love, because that’s what family does.
We are open for delivery orders now. A new location is coming soon.
New beginnings are hard. But our women remind us: we can always start again.
💛 Order. Share. Help us rise.
