I am at the Immigration office on a very regular basis, so I am knowledgeable about all recent changes in the law and am happy to share my knowledge with you. This gorgeous 18-month-old sheepdog girl was rescued and lovingly fostered by my wonderful friend Barbara Saber, and she is truly something special. Honestly, if my house weren’t already overflowing with furry personalities, Sadie would have joined our pack in a heartbeat.
With her fluffy “Please Don’t Eat the Daisies” sheepdog charm, Sadie seems to float through life, spreading joy wherever she goes. Like many Old English Sheepdogs, she’s affectionate, goofy, intelligent, gentle, and wonderfully social. She adores people, gets along beautifully with dogs and cats, and thinks car rides are one of life’s greatest adventures. Even our cat, Yapa Butters, completely approved of her — and that is saying something. 😹
Sadie settled into our home instantly, as if she had always belonged there. She has that rare gift of making everyone around her smile.
Barbara is currently arranging Sadie’s spay surgery and a full medical workup over the next 10 days, so this precious girl will be ready for her forever family very soon.
If you would like to arrange a meet-and-greet at your home with this one-of-a-kind sweetheart, please reach out to us at info@FAANEcuador.org
We’re working to make Cuenca known as “The City that Cares about Animal Welfare.”

In order to buy real estate in Ecuador it is important to know that the purchase can only be made through a Public Deed granted by sellers and buyers in a Notary’s office in Ecuador. After the purchase-sale deed is granted at the Notary’s Office, it must be entered in the Property Registry so that the purchase is registered in the name of the buyers.
It is necessary to be aware that if you want to buy real estate, a private contract won’t work even if you have witnesses signing with the buyers and sellers since the law establishes that the only valid document that demonstrates an act of purchase and sale of real estate or a vehicle is through a public deed in the case of real estate; and, contract in the case of vehicles, granted in any Notary of Ecuador.

When a foreign citizen uses a real estate property as support for his/her temporary visa, this property immediately acquires a prohibition to sell or transfer also known as “prohibition to alienate”, this figure assures that this property will continue to serve as support for as long as the person holds the temporary visa. However, once the foreign citizen has obtained the permanent visa, he/she can request the lifting of the prohibition of alienation to sell, donate, assign or transfer the real estate in any way he/she wishes, since this prohibition will only be in force until the permanent visa is obtained.
In order to carry out the process of lifting the prohibition of alienation it will be necessary to have a “certificate of encumbrances” issued by the property registry of the city, which will later be submitted to the Ministry of Foreign Affairs and Human Mobility so that they, as an authorized Institution, review this request and once it is admitted, order by means of an official letter addressed to the property registrar, the lifting of such prohibition.
If you find yourself in need of selling a real estate property with a prohibition of alienation and you need legal assistance, contact Ulloa Zamora & Delgado Legal Solutions, where you will be assisted by attorney Lina Ulloa, a lawyer with a doctorate in law and specialist in immigration law and real estate.
