Recently it has been verified that many have lost the opportunity to be regular in Ecuador due to bad information received by some facilitators.
The Visa process is a legal issue that must be carefully handled and processed and strictly adhered to the law.

If you are filing for a Temporary/Permanent visa, I offer a 100% money back guarantee. That’s right. If I don’t get you your visa, you pay nothing. My name is Isabel Mosquera. I am an Ecuadorian, who studied and lived in Canada for many years. I have been a Visa Facilitator for over 7 years and have assisted more than two hundred and fifty Expats in obtaining their Visas, Temporary and Permanent, Cedulas, Translations, Health Insurance, housing and much more. These services are available as one fee package or individually. I own a car, so transportation is always included at no extra charge. Don’t worry, I can help. I offer free consultations, either by telephone, email or in person. I am at the Immigration office on a very regular basis, so I am knowledgeable about all recent changes in the law and am happy to share my knowledge with you. In order to buy real estate in Ecuador it is important to know that the purchase can only be made through a Public Deed granted by sellers and buyers in a Notary’s office in Ecuador. After the purchase-sale deed is granted at the Notary’s Office, it must be entered in the Property Registry so that the purchase is registered in the name of the buyers.

It is necessary to be aware that if you want to buy real estate, a private contract won’t work even if you have witnesses signing with the buyers and sellers since the law establishes that the only valid document that demonstrates an act of purchase and sale of real estate or a vehicle is through a public deed in the case of real estate; and, contract in the case of vehicles, granted in any Notary of Ecuador.

When a foreign citizen uses a real estate property as support for his/her temporary visa, this property immediately acquires a prohibition to sell or transfer also known as “prohibition to alienate”, this figure assures that this property will continue to serve as support for as long as the person holds the temporary visa. However, once the foreign citizen has obtained the permanent visa, he/she can request the lifting of the prohibition of alienation to sell, donate, assign or transfer the real estate in any way he/she wishes, since this prohibition will only be in force until the permanent visa is obtained.

In order to carry out the process of lifting the prohibition of alienation it will be necessary to have a “certificate of encumbrances” issued by the property registry of the city, which will later be submitted to the Ministry of Foreign Affairs and Human Mobility so that they, as an authorized Institution, review this request and once it is admitted, order by means of an official letter addressed to the property registrar, the lifting of such prohibition.

If you find yourself in need of selling a real estate property with a prohibition of alienation and you need legal assistance, contact Ulloa Zamora & Delgado Legal Solutions, where you will be assisted by attorney Lina Ulloa, a lawyer with a doctorate in law and specialist in immigration law and real estate.

THE REGULATION OF THE HUMAN MOBILITY LAW, which we have waited so long for, is only expected to be published in the Official Registry so that it becomes effective.

The last paragraph of Article 84 of the Regulation establishes that “For purposes of continuity of permanence, the foreign person may not leave the country for more than ninety (90) days during the entire period of validity of the temporary residence visa”

We all remember the torrential downpours last week…
While most of us were safe and dry, one tiny soul was out in the rain — shaking, trembling, and terrified.
That’s when one of our beautiful animal lovers, Rebecca, stepped in.
Whisper was nervous at first, unsure if she could trust a human. But with patience, kindness, and quiet persistence, Rebecca made a new friend who brought her to Dr. Gallardo for care.
✨ And now… just look at her.
From frightened street pup to happy, glowing girl — this is the power of love
Under the care of her foster mom, Whisper, believed to be 1 year old, is
🐶 Getting along beautifully with other dogs
🤍 Snuggling up with her rescuer
🚽 Working on potty training
✂️ And this week, she’ll be spayed and ready for her Forever Home
Whisper is the definition of a perfect companion — a gentle, snuggly girl who wants nothing more than to be by your side. A little shadow. A soft presence.

This is a story of the kindness of individuals who step up for homeless animals.
It reminds us that real change doesn’t always start in shelters —
It starts with one person noticing, caring, and acting.
When citizens choose to act, pups like Whisper never have to face a shelter environment at all.
This is how we prevent suffering.

Whisper is waiting to meet you…
Maybe she’s already whispering your name.
Because sometimes…
the quietest dogs have the biggest hearts. 💖

You need a will in Ecuador to ensure your assets are distributed according to your wishes, avoiding family disputes, streamlining probate proceedings, and protecting dependents. It allows you to organize your inheritance, appoint executors, and prevent the State from deciding on your estate under the general rules of intestate succession.

Avoid family conflicts: Clearly define which assets belong to whom, reducing misunderstandings and legal battles among heirs.

Your will: Decide how your assets are distributed, for example, by bequeathing a specific object or property to a specific person.

Speed in proceedings: Facilitates the legal transfer of your assets and reduces the time and cost of probate proceedings compared to not having a will.

Special protection: Allows you to establish conditions for the protection of minors, people with disabilities, or financial dependents.

Planning: It allows you to organize your affairs while you’re alive, preventing your heirs from assuming excessive debt and facilitating the transfer of real estate.

Making a will is a revocable act that provides peace of mind and legal security regarding the future of your assets in Ecuador.
